Marina delivers the highest rental yields among Dubai's established prime districts, which makes it the default choice for buyers whose primary goal is income rather than use. The stock is older than Downtown and quality varies sharply between towers — two buildings a hundred metres apart can differ by two per cent in yield and considerably more in maintenance burden.

Building quality is the variable that matters most here. Ask for two years of service charge history and the owners' association accounts before committing — a poorly run tower erodes yield quietly.

Common to every district: the developer's completion history, escrow status, two years of service charge accounts, and — where the purchase is residency-driven — the link between the asset and the visa basis. Sell the qualifying property and the residency conversation reopens.

Yes. Freehold ownership is available to foreign nationals in designated areas, and this is one of them. Non-resident mortgages are available from several UAE banks at lower loan-to-value ratios than resident lending.
