The Golden Visa checklist is public. The friction points are not, and they are what determines whether a family lands on schedule or loses a school term.
Government fees, separated from the investment
The single most misleading number in this market is the one that merges the qualifying investment with the processing cost. They are different categories of money.

The qualifying investment — typically AED 2,000,000 in property — is capital that remains yours. It is not a cost of the visa, and treating it as one inflates the perceived price tenfold.

What the checklists leave out
The clock starts when the file is complete
Not when the application is submitted. Every gap the applicant leaves becomes a request, and every request adds weeks. Families planning around a school year discover this too late to fix it.
Attestation abroad is the longest single step
Marriage certificates, birth certificates, degrees and police clearance must be attested in the country of origin. Six weeks is normal, costs run AED 500–3,000, and it cannot be accelerated from Dubai. This step should begin before anything else.
The visa basis matters more than the visa
Property-based, investment-based and talent-based routes behave differently when circumstances change. There is no notification when the basis stops holding.
Dependants are a separate project
Spouse, children and parents each have their own documents, thresholds and timelines. Sons age out of parental sponsorship, and families typically learn this a fortnight before expiry.
A visa is not tax residency
Spending the right number of days, holding real ties, obtaining the TRC — a separate exercise, and the one your accountant at home actually cares about.
What I do
- Establish which route genuinely fits, rather than the one that is easiest to sell
- Sequence the file backwards from the family's real deadline — school term, transaction, tax year
- Start attestation abroad before anything else, because it cannot be compressed
- Prepare the file so it answers the authority's questions before they are asked
- Coordinate the whole family as one timeline, not five separate applications
- Keep the residency sound afterwards: renewals, dependants, the basis itself

AED 5,000 per dependant. Government fees of AED 4,000–6,000 per person are separate and paid directly by the client, as is mandatory health insurance.

How much does the UAE Golden Visa cost?
Government fees are AED 4,000–6,000 per applicant: application around AED 2,150, medical test AED 500–700, ten-year Emirates ID from AED 370, visa stamping around AED 500. For a family of four, government fees total AED 16,000–26,000. Health insurance is mandatory and additional. Coordination from my side starts at AED 12,000 for the applicant and AED 5,000 per dependant.
How long does the Golden Visa take?
Three to six weeks with a complete file: five to fifteen working days for pre-approval, one to three days for the medical, seven to fourteen days for the Emirates ID, three to seven days for stamping. Additional document requests add two to six weeks each.
What is the investment threshold?
AED 2,000,000 in property at DLD valuation. Since 2026 off-plan and mortgaged property qualify. Skilled professionals qualify without any investment from a salary of AED 30,000 per month. The qualifying investment is capital you keep — it is not a fee.
Can off-plan or mortgaged property qualify for the Golden Visa?
Yes in many cases, subject to the valuation and the documentation. Three documents decide the timeline: the valuation or price evidence accepted by the authority, the developer's confirmation of the payment position, and the registration status of the unit. Request the bank letter early if the property is financed.
Does the Golden Visa make me a UAE tax resident?
No. Tax residency is a separate test with its own day-count and substance requirements, evidenced by a Tax Residency Certificate. Your country of origin will apply its own rules regardless of which visa you hold.
What happens if I sell the property that qualified me?
The residency conversation reopens, and nobody notifies you. The sale closes, everyone celebrates, and the issue surfaces months later — usually at renewal or at the airport. The visa basis should be part of the transaction checklist, not a separate matter.
